Most internal works like loft conversions, kitchen conversions or bathroom refurbishments do not need planning permission, but if you live in a Conservation area, specific criteria may be required depending on the local authority’s requirements.
What steps do you take to safeguard the environment/site?
To safeguard the area BPP are working on, we secure the site adequately when finishing work for the day. We will cover or barrier off excavations and holes and store all building materials securely and properly so they do not topple over or cause damage.

It depends on the type and size of the extension you are looking for. We endeavour to complete all work within 12 weeks.

In most cases, it takes approximately eight weeks. This is to ensure all plans are accurate and correct, as well as up to not only our standards but yours as well.
What steps do you take to safeguard the environment/site?

What building work is exempt from Building Regulations?
Work such as repairs (except heating systems and fuse boxes) are exempt. New power and changes to existing circuits do not need permission, nor do replacements of baths, toilets and sinks.
Will I need a new fuse box/boiler etc?
Not only does this depend on the condition of your current fuse box/boiler, but also on the work you want to be done. A new fuse box or boiler may have to be implemented to fit into your new works.
Do you undertake minor home improvements?
We only undertake minor home improvements if they are done with a major project such as a loft conversion, extension or refurbishment.
Can you undertake a full house refurbishment?
We only undertake large refurbishments with extension work.
What are the phases of a building project?
The first stage is the free consultation visit, where we discuss potential design options for your home and relevant planning or building regulations. We then begin planning, which ensures all work can be completed, and during this stage, payment and booking ensue. After this, BPP sends you architectural plans, which you check to ensure you are happy with. After, we wait for the planning to be approved by the local authority. Once planning is approved, the building team arrive, and construction begins- this lasts for around 12 weeks for an average loft conversion or extension. There will also be check-up visits. Once the building is complete, you will receive a 12 year guarantee for all works done and a copy of your planning approval.
What do you need to check before building works can start?
Before we begin any conversions or building, we need to check for Building Regulations Approval and Planning Permission from your local authority. BPP may also need to check your area to ensure minimal disruption is created by the building works.
What are Building Regulations?
Building Regulations in the UK are legal regulations that ensure policies in relevant legislation and planning are carried out. Most building works require Building regulations approval. Without it, BPP may be unable to carry out specific works on your property.
Why do I need to comply with Building Regulations?
Without approval from the government or your local authority, BPP Construction will not be able to build or work on your property. If convicted of not complying with the regulations, you may be fined up to £5000 and have to pay a daily fine until the problem is resolved.
How quickly can work commence?
Usually, work begins 1-3 weeks after the local authority has given all permissions and we have all the necessary planning.
Can you work with our own approved architect's plans?
Yes. Some design plans may need to be adapted to comply with building regulations. However, we may also need extra information from your design plans, but we are able to build using your architects’ plans.
What else do we need to budget for?
You may need to budget if you want Building Control Fees or a Certificate of Planning Lawfulness. The Building Control fee is £800 plus VAT, and the Certificate of Planning Lawfulness is £200.
Can you build during the winter months?
Yes, BPP can build throughout the whole year. Our work is still held to the utmost standards, even in the colder months.
Can we change our minds about the internal layout when you start to work on it?
Certain partition walls can be built to fit your new requirements, or rooms can be made slightly bigger to accommodate particular needs.
What happens if we want more than initially quoted?
We have a standard price list for any materials you may want more of, and these can be added to the quote and conversion quite quickly before any main works begin.
Can you carry out any additional work when on-site?
Yes. We can provide quotes for any additional building. Prices may also be adapted depending on the additional work.
Do you provide project management?
Yes. A site foreman works daily on the project throughout the building process, and weekly site meetings are also recommended.
What guarantees do you give?
BPP Construction offers a 12 year guarantee on all building work, meaning your conversion is built to last and withstand weather conditions. If you are unhappy with any work, BPP is willing to replace any faulty materials and rebuild if absolutely necessary. Payment may be required.
Who supervises the work?
Your foreman will be on-site to supervise all work and ensure the project is being completed to the utmost standards.
